2-bedroom granny flat, Angus Street

The Granny Flat is at the rear of the main house where I live, but is completely self contained.
There are two bedrooms, but one could be used as a study area, a Kitchen/living area, bathroom/toilet/laundry.
It is accessed by its own door, from the large back yard.
Bus train and tram are in close walking distance, while there is room for a car off the street, in the driveway.
The rent (for one person) covers electricity, gas, water, internet, netflix. An additional $50 per week for an additional person with a max of two.
I have a small dog, so any potential tenant needs to be "dog aware" to ensure she does not get out of the back yard.
It is a quiet peaceful location.
